Yellow Bird Beach Cottage is the perfect oceanfront “hideaway.” A few steps down your private path leads to Tom’s Bay with lovely swimming and snorkeling. Fabulous sunsets from the west-facing seaside veranda – hoping for a magical green flash, the gentle sound of birdsong, the whooshing of gentle surf, and the reassuring tinkling of ice cubes await you.
This oceanfront, colorful cottage, built in 1991/2, feels like a traditional Caribbean cottage. It is thoughtfully and well equipped, cozy and easy to manage. The spacious verandas are surrounded by a well-established tropical garden with numerous varieties of palm trees, beautiful flowering shrubs, and fruit-bearing trees – limes, mangoes, sour orange, and coconuts.
The fully-furnished home is compact inside with a large open outdoor space – where you’ll spend most of your time! The numerous screened, large, double wooden shutter-style doors and windows open from all rooms, making even the inside feel like outside.
The home, approximately 900 sq. ft./87 sq. m. indoors, has two small bedrooms, each with its own bathroom with hot-water electric shower. The master bedroom has a queen size bed (5 ft./1.5 m.) and the guest bedroom has a double bed (4 ft. 6in./1.37 m.) with a single rollaway bed underneath. The “great room” – a simple, airy kitchen / living / dining area – is open plan to ensure that the cook of the day is part of the party and enjoys the views. The well-equipped kitchen has a full cooker, stainless fridge freezer, microwave, storage closet, plus more. The living/dining area includes a matching, arts-and-craft-style sofa, loveseat and chair, as well as a small table/desk and chairs and several side-tables, cabinets and bookshelves.
The veranda faces dead west for amazing sunsets! It is approximately 1,200 sq. ft./111.5 sq. m., part covered and weather-protected and part open to the sky. It has 2 outdoor dining tables which can be put together for dinner parties, 6 outdoor dining chairs, 4 comfortable Adirondack-style lounging chairs, 5 teak side tables, 2 chaise lounges, 2 hammocks, all with spectacular views of the sea. In the open area, enjoy sunbathing under the warm, tropical sun, but if the sun gets too much, retreat to a comfy hammock or lounger in the shade. You can dine under cover or under the stars with a cocktail as you gaze out to sea.
The home sits on 16,300 sq. ft. / 1,514.3196 sq. m. of oceanfront land.
The land is protected by covenants and there is a very active owners association which purchasers would be required to join. Current annual fees are approx. US$700

Construction and Other Details
The house walls are concrete block, plastered inside and out and painted. Water is supplied by a cistern which sits under the entire house, is approx. 4.5 ft deep and holds approximately 20,000 US gallons. The cistern is constructed of filled concrete blocks which were then plastered. The roof is constructed of pine rafters with grooved ply which has a varnish stain finish and is covered in galvanize sheeting. The great room has a cathedral style ceiling; the bedroom ceilings are dropped to create a loft space for storage. The floor of the cottage is ceramic tile over concrete. The veranda to the entrance side and seaside is red clay tile over concrete. The wrap around, partly-covered veranda on the guest bedroom side of the house has a hardwood floor. All windows and exterior doors are screened. Both bedrooms have an interior solid door for privacy and a screen door for ventilation. Below the main house level there is a laundry room and a large storeroom with inner security room.
Electricity is provided by Grenlec. Telephone and Internet by FLOW (formerly LIME). Like most Carriacou houses, water is collected on the roof, stored in a concrete block cistern under the house, which is pumped to the outlets on demand. Hot water for the showers and kitchen sink is provided by electric heaters.
Freehold price for fully furnished house and land US$375,000
