Location

The house is located on the Snow Hill Estate, once part of the Craigston Lime Plantation which comprises some 45 lots of which approximately half have been developed. It is located 1 mile to the north of the main town of Hillsborough and has access to two beaches; the rocky/sandy cove of Tom’s Bay about 5 minutes walk and the wide sweep of Sparrow Bay about 2 minutes walk. Access is via a twin, and in some places solid, concrete track, estate road, leading off the Government maintained road from Hillsborough to Bogles. The land is protected by covenants and there is a very active owners association which purchasers would be required to join. Current annual fees are approx. US$700

Construction

The main cottage was completed in 1990 and in 1998 the original owners added the bedroom cottage. The current owners added the small single bedroom, enclosed the walk way between the two buildings and added a shower in the master bedroom. The cistern, foundations, bathroom and kitchen areas are constructed of reinforced concrete or rendered concrete block. The rest of the walls are double skin Caribbean hard wood with an exposed rafter, loft like, ceiling and galvanize roof. The floors over the cisterns (veranda) and in the kitchen and bathroom areas are concrete with red clay tiles. All other floors are hard wood. The window openings have French style, white PVC, low maintenance, fixed louvre, shutters which are screened on the outside.

Accommodation

The main cottage comprises a  well equipped kitchen with full cooker, fridge freezer and microwave, store room,  indoor living/dining area and full guest bathroom. There is a double futon (plus hanging wardrobe if needed) Large folding doors open at the front of the living area onto the veranda which has roll down sun screens to provide shade at certain times of the day.

The king size master bedroom, with 5ft king size bed is ensuite, with large doors opening onto the extended veranda with roll down sun screens, and lovely garden and sea views.

There is an additional small single bedroom.

Both bedrooms now have air conditioning for those still summer nights.

The wrap-around veranda has 2 dining tables and chairs, some relaxing veranda chairs and two hammocks, all providing extensive see views.

Sky Deck

The Sky Deck which is part of the veranda deliberately has no roof so you can enjoy romantic meals under the stars. It also provides the perfect place for star gazing.

Car Port & Undercroft

At the side of the house, underneath the Sky Deck is a carport, and there is an undercroft which provides a storage area.

Electricity is provided by Grenlec. Telephone and Internet by Flow. (Cable TV and Internet would also be available as the house across from Palm Trees has it.) Water is stored in two concrete cisterns under the house (10,000 gals) and bedroom unit (4,000 gals) and pumped automatically to the outlets on demand.

Legal Requirements

Non-Nationals must apply for an Aliens’ Land Holding Licence to purchase land and property in Grenada.
