Carriacou Real Estate Ltd does not have architects, surveyors or builders on its staff and is not competent to give advice on technical matters. However, we do offer oversight services whereby we represent the interests of owners during a project. Our contribution to your project is based on overseeing other projects, our knowledge of the island building standards and a goodly dose of common sense. We have 3 levels of oversight:

Level One: Full Service

Carriacou Real Estate Ltd will handle all aspects of your building project from making site visits and sending reports to disbursement of funds and keeping full accounts. Most importantly we ensure that communication between owners and builders is efficient and productive. If necessary we use our judgement to bring in outside advisors for expert opinion. We undertake on-site photography and will make a developmental record for you as the various building stages occur using a digital camera and a photographic record can be e-mailed to you. We do not make a charge for reasonable pre-project discussion and advice but if we are more than usually involved with developing a design or acting as consultants at the planning stages we make an hourly charge of $US30.00. We will send you a monthly written report and accounting statement.

Carriacou Real Estate Ltd fee for these services is calculated on a sliding scale where the project is north of Hillsborough. For locations south of Hillsborough please ask for a quote.

Level One Fee Structure

9% of disbursements up to $US100,000.00 (EC$270,000)
8% of disbursements up to $US200,000.00 (EC$540,000)
7% of disbursements up to $US250,000.00 (EC$670,000)
6% of disbursements up to $US300,000 (EC$804,000) and 5% thereafter

Communications, phone calls and faxes are charged at cost plus 15% service charge. We do not make a charge for e-mail communications and this is our preferred method.

Level Two: Monthly Report and Photography Service

By arrangement with your builder, Carriacou Real Estate Ltd will simply record and observe progress and send you a monthly written report without in any other way getting involved with your project. We will make at least 2 site visits per week and keep a diary of progress for you. We will also keep a photographic record for you as detailed above. This service may be taken for part or all of your project duration and is charged on a weekly basis.

Level Two Fee Structure

Carriacou Real Estate Ltd fee for these services is $EC500.00.per week. Communications, phone calls and faxes are charged at cost plus 15% service charge. We do not make a charge for e-mail communications and this is our preferred method.

Level Three: Photography Service

Carriacou Real Estate Ltd will make a developmental record for you as various building stages occur as detailed above. This service may be taken for all or part of your project.

Level Three Fee Structure

Carriacou Real Estate Ltd fee for this service is $EC75.00 per site visit - minimum 8 photographs
