This lovely holiday or retirement home has one of the best 180 degree views on Carriacou and the covered veranda was designed with that in mind. The house was originally constructed in 2005 and we have a copy of the approved planning application. In 2011 new owners finished the property with ceramic floor tiles through out. The windows have wooden shutters and mosquito screens. The roof is aluzinc sheeting over ply wood with wooden rafters.

The house which is some 1,200 sq. ft. including the covered veranda is comprised of:

  • Open plan living area 26′ 5″ x 22′ 8″
  • Bedroom 1 11′ 4″ x 10′ 3″
  • Bedroom 2 11′ 4″ x 10′ 3″
  • Bedroom 3/study 7′ 6″ x 7’4″
  • Covered veranda 16′ 6″ x 7′ 6″

Double doors open from the living/dining area onto the covered veranda and there are two sets of double doors at the front of the house opening onto the patio which is covered by the pergola and has a built in bench style seat.

The house is north east facing which means that naturally cooled by the trade winds.

Although the garden below the house is on a fairly steep slope, the owners have built many paths and steps to provide access to the whole garden. These make maintaining the garden and picking fruit easy to reach.

Electricity is provided by Grenlec Telephone and Internet by LIME (formerly Cable & Wireless). Water is stored in a concrete cistern under the house and pumped to the outlets on demand. Hot water is supplied by a solar heater.

Freehold price for the house and land US$180,000

Legal Requirements

Non-Nationals must apply for an Aliens’ Land Holding Licence to purchase land and property in Grenada. This is a one-off government tax on foreigners buying land and property and is normally granted without complication. At present this tax is levied at 10% of the agreed purchase price. If required, Carriacou Real Estate Ltd can advise on all aspects of purchasing and the appointment of a local lawyer. Our sister company Down Island Ltd offers a full property management and rental service.
